Built for the people doing the work.
Find properties that fit your plans and compare the numbers before making an offer.
Screen by size, zoning and price. See what a site can carry and what it is worth to you.
Keep research, owner conversations, offers and follow-ups together.
One pipeline, one owner per deal, and a clear next step on every property.
See your assigned properties, prepare for owner conversations and track your introductions and compensation.
A brief for every call, and a record of what you brought in and what you have earned.
Find properties worth pursuing.
Set your criteria and see what fits. For each property, Rivet shows how long the owner has held it, whether there is a mortgage, what has been built or altered, what the lot can carry under zoning, and what similar properties nearby have sold for. Each fact shows where it came from and when it was checked.

Work out what to offer.
Rivet runs the deal from one set of assumptions: what the finished property sells for, what it costs to get there, and what is left at each purchase price. You get an opening number, a maximum offer, a walk-away price and the profit at each, with the date the inputs were last checked. Brokers see the range they can discuss; anything above it needs approval.

Keep the next step clear.
Every property has one next step, with a name and a due date. Owner replies go to the top of the list. If a call or a visit report is late, the admin hears about it. Nothing gets marked done on its own.

Know who brought the deal.
When a broker introduces a property, that is recorded with the date and the reason. Moving a deal to someone else takes an admin, a written reason and a note to the broker. The history stays on file.

Track what's earned and paid.
Fees are set at signing, contract and closing. When a milestone is reached, the amount is locked in with the numbers that produced it. Approvals, payments and adjustments are listed where the broker and the principal can both see them.

From first look to closing.
Nine steps. Each one has to be finished before the next can start, and every change is on the record.
A property list tells you what is out there. Rivet tells you what to do about it.
